ANÁLISIS DE LA OFERTA Y DEMANDA TURÍSTICA DEL CANTÓN NARANJAL PROVINCIA DEL GUAYAS PARA EL DISEÑO DE UNA HOSTERÍA ECOLÓGICA

Resumen
La oferta y la demanda turística son componentes importantes del mercado
para desarrollar el proyecto de la hostería ecológica en el cantón Naranjal.
Primero se identificaron los problemas existentes que limitan la demanda en el
sector, versus la oferta de alojamiento que es escasa, por lo cual los visitantes
prefieren retornar a sus lugares de residencias y no pernoctar una o más noches
en el cantón Naranjal. Los principales inconvenientes que se presentan en estos
establecimientos de alojamiento es que no cuentan con una estructura bien
diseñada que llame la atención, además el personal no conoce o no hace uso de
las técnicas de una buena atención al cliente. Se ha podido observar que al
ingresar a cada uno de estos establecimientos los administradores o encargados
no se encuentran en sus lugares de trabajo o se dedican a otras actividades sin
darle la importancia que merece el turista, por lo tanto el posible huésped opta por
retirarse y buscar otras opciones en lugares aledaños, la falta de atención también
es una de las causas que limitan la estadía del visitante en la ciudad.
Por tales motivos se propuso la creación de una hostería ecológica,
aprovechando el crecimiento del Cantón y las diversas actividades que se realizan
durante el año. Al realizar las proyecciones financieras se determinó la factibilidad
técnica y económica del proyecto, respaldado por la aceptación de la propuesta
por parte de los visitantes, el financiamiento del proyecto se muestra factible
debido a que la TIR representa un 36% de retorno sobre la inversión.
The tourist supply and demand are important market components to develop the project of the ecological hostel in Naranjal. First we identified the problems that limited the hospitality demand versus the current supply that is scarce; for that reason visitors prefer to come back to their residences and not to sleep one or more nights in Naranjal. The main disadvantages of these accommodation establishments are that they do not have a well-designed structure that attracts tourists attention, besides the staff wasn´t well trained. You can easily notice that with a quick visit, when the managers are not in their places or are doing any other activities without giving the importance that the clients deserve therefore the prospective guest chooses to retire and look for other options in neighboring places, the lack of attention is also one of the causes that limit the visitor's stay in the city. For those reasons it was proposed the creation of an Ecological Hostel, taking advantage of the strengths of Naranjal and the different activities that are carried out during the year. When the financial projections were made, the technical and economic feasibility of the project was determined, supported by the acceptance of the proposal by the visitors, the financing of the project is feasible because the IRR represents 36% of the rate of return.
