Resumen
La presente investigación aborda el tema del sector inmobiliario en la ciudad de Guayaquil. Durante los primeros años del periodo de estudio, el sector de la construcción experimentó un acelerado crecimiento fruto de los buenos precios del petróleo, la enorme inversión en infraestructura pública realizada por el Estado y la creación del Banco del IESS, el cual se ha convertido en la principal fuente de financiamiento para la obtención de una vivienda en el país, superando con creces a las alternativas de la banca privada. Los créditos otorgados cumplen un rol importante para superar el déficit habitacional en ciudades como Guayaquil, Quito y Cuenca. Razón por la cual es de importancia realizar un estudio de la dinámica del sector inmobiliario y las perspectivas que tiene el mismo para años posteriores. En este trabajo se analiza también el problema de déficit de vivienda que existe en la ciudad de Guayaquil, el cual es, tanto cualitativo como cuantitativo, el cual ha sido causado por la desidia de las autoridades de la ciudad y del Estado central, pues existen reporte sobre su existencia desde el siglo XIX, sin haberse llegado a concretar soluciones satisfactorias para la comunidad
The present investigation addresses the issue of the real estate sector in the city of Guayaquil. During the first years of the study period, the construction sector experienced an accelerated growth as a result of good oil prices, the huge investment in public infrastructure made by the State and the creation of the IESS Bank, which has become The main source of financing for obtaining a home in the country, far exceeding the alternatives of private banking. The loans granted play an important role in overcoming the housing deficit in cities such as Guayaquil, Quito and Cuenca. Which is why it is important to carry out a study of the dynamics of the real estate sector and the perspectives that it has for later years. This paper also analyzes the problem of housing deficit that exists in the city of Guayaquil, which is, both qualitative and quantitative, which has been caused by the negligence of the authorities of the city and the central State, as there are report on its existence since the nineteenth century, without having come to realize satisfactory solutions for the community.
