Resumen
El centro de la ciudad de Guayaquil agrupa muchos factores causantes de la segregación
urbana, uno de ellos es la primacía de la actividad comercial no sectorizada sobre la vida
residencial. Esto provoca que la población tenga que someterse a procesos de gentrificación
urbana, buscar la periferia dado que el costo de vida, se ve influenciada por la plusvalía que
suma el factor “comercio”. De modo que se genera un deterioro en la imagen urbana,
atrayendo la inseguridad, la insalubridad, menos espacios verdes, zonas desoladas después
de las horas picos y la transformación del uso de suelo de residencial a comercial. El
presente trabajo de titulación plantea una propuesta de proyecto habitacional y comercial en
el centro de la ciudad de Guayaquil, específicamente en la parroquia Roca, a través del
estudio para la reactivación del sector y la aplicación de indicadores de morfología urbana.
Se formula que este proyecto de solución a las necesidades básicas de la población, que por
medio de factores arquitectónicos, se reconfigure el sector y se creen conexiones entre
espacios públicos, privados y de uso mixto, para así generar actividad social, bienestar y
seguridad al sector.
The center of the city of Guayaquil has many factors that cause urban segregation, one of which is the primacy of non-sectorized commercial activity over residential life. This causes the population to undergo urban gentrification processes, looking for the periphery since the cost of living is influenced by the added value of the "commerce" factor. This generates a deterioration in the urban image, attracting insecurity, unhealthiness, fewer green spaces, desolate areas after peak hours, and the transformation of land use from residential to commercial. The present work proposes a proposal for a housing and commercial project in the center of the city of Guayaquil, specifically in the Roca parish, through a study for the reactivation of the sector and the application of urban morphology indicators. This project is formulated to provide a solution to the basic needs of the population, reconfigure the sector through architectural factors and create connections between public, private, and mixed-use spaces to generate social activity, well-being, and security in the sector.
