Estudio y propuesta de revitalización en la parroquia Nueve de Octubre oeste de la ciudad de Guayaquil, 2018-2025

Resumen
Con el presente estudio de las manzanas ubicadas en la parroquia nueve de octubre oeste se pretende evidenciar las problemáticas sociales y edificatorias que no aportan a la funcionalidad del sitio, mediante el concepto de revitalización se realiza una propuesta en la que se hace el análisis de viviendas mediante trabajos de campo y basándonos en dos criterios que determinan si la vivienda se conserva o no, dicho análisis libera espacios donde se propone una senda peatonal conectada con nodos que determinan la trayectoria para actividades humanas, creando una red que une las manzanas del sitio, la revitalización también consiste en rehabilitar espacios en abandono tales como la Federación Deportiva del Guayas que no aporta positivamente al sector en aspectos como lo social y lo urbano, y finalmente para solucionar la problemática edificatoria se propone construcciones verticales, para potencializar otros usos de suelo que mejoren la calidad de vida de los habitantes y al desarrollo de cohesión social
With the present study of the apples located in the parish of October nine, the aim is to show the social and edificatory problems that do not contribute to the functionality of the site, through the concept of revitalization a proposal is made in which the analysis of housing is made through field work and based on two criteria that determine whether the house is preserved or not, this analysis frees spaces where a pedestrian path is connected with nodes that determine the trajectory for human activities, creating a network that links the blocks of the site, the revitalization also consists of rehabilitating abandoned spaces such as the Sports Federation of Guayas that does not contribute positively to the sector in aspects such as the social and the urban, and finally to solve the building problems vertical constructions are proposed, to potentiate other land uses that improve the quality of life of the inhabitants and to develop roll of social cohesion.
