Estudio para la rehabilitación de la envolvente cubierta del complejo judicial Guayaquil Sur

Resumen
Este estudio tiene como propósito proponer tecnologías constructivas aplicadas a la
envolvente cubierta Deck, mediante un análisis y síntesis de la patología higrotérmica interior
que presenta la cubierta Deck del edificio del Complejo Judicial Guayaquil Sur, para mitigar la
humedad de filtración y la condensación de vapor de agua superficial interior e intersticial, que
originan el síndrome del edificio enfermo y conseguir mayores parámetros de confort. Este
trabajo se realiza bajo el enfoque de una investigación cualitativa, la información alcanzada se
compilará de manera descriptiva, a fin de que nos permita analizar el comportamiento térmico
de la edificación y describir la problemática y situaciones que se presentan. Para obtener esta
información se han utilizado herramientas como, memorias fotografías y encuestas a los
usuarios.
La cubierta Deck del complejo Judicial Guayaquil Sur, presenta problemas patológicos a
causa del deficiente sistema de impermeabilización que presenta la cubierta, que al estar
expuesta directamente a agentes externos, por no contar con un aislamiento térmico, y la falta de
mantenimiento, ha provocado la estanqueidad de agua sobre la misma, originando una humedad
por filtración y condensación superficial e intersticial, provocando la proliferación de moho y
hongos en la edificación. Se concluye que la cubierta es la envolvente térmica que muestra
mayores inconvenientes, respecto al peligro de condensaciones y humedades; y que un
aislamiento térmico exterior con poliestireno extruido (mayor resistencia a la compresión y
menor absorción) es fundamental para evitar la patología constructiva de una edificación.
This study aims to propose constructive technologies applied to wraparound deck, by analysis and synthesis of the inner hygrothermal pathology presenting Deck building housing the Judicial Complex Guayaquil South, to mitigate moisture filtration and vapor condensation inner surface and interstitial water, which cause sick building syndrome and achieve greater comfort parameters. This work is done under the approach of a qualitative research, information reached compile descriptively, so that allows us to analyze the thermal behavior of the building and describe the problems and situations that arise, for this information they have used tools such as photographs and memories user surveys. The Deck of Guayaquil Southern Judicial complex, cover has pathological problems because of poor waterproofing system featuring the cover, which when exposed directly to external agents, for not having a thermal insulation, and lack of maintenance has caused the sealing water on it, causing moisture by filtration and superficial and interstitial condensation, causing the proliferation of mold and mildew in the building. We conclude that the cover is the thermal envelope showing major drawbacks, regarding the danger of condensation and moisture; and an external insulation with extruded polystyrene (high compressive strength and reduced absorption) is essent to avoid the pathology of a building construction.
