Resumen
El presente trabajo plantea el desarrollo de la Planificación de obra para la construcción del Nuevo Centro Cultural para la ciudad de Durán, en el cual se toman en cuenta los factores contextuales que influyen directa e indirectamente en el proceso de construcción. Esta planificación analiza los requerimientos de diseño presentados en los planos de una propuesta de diseño planteada en una tesis con mención en Diseño Arquitectónico de la Facultad de Arquitectura de la Universidad de Guayaquil, para con esta información desarrollar la identificación de rubros de obra con sus especificaciones técnicas que tendrá que tomar en cuenta el constructor. De esta manera se determinará un presupuesto referencial de obra con el cual se controlará las cantidades, el tiempo y costos de las actividades a desarrollarse y por último como aporte al diseño se propone un análisis estructural que ayuda a reforzar los detalles constructivos presentados en los planos de ingeniería y que confirman la eficacia de la construcción. Se concluye que todo proceso constructivo debe de ser planificado con el fin de economizar recursos, tiempos, y evitar imprevistos a la hora de realizar una construcción.
The present work proposes the development of the Planning of work for the construction of the New Cultural Center for the city of Durán, in which the contextual factors that directly and indirectly influence the construction process are taken into account. This planning analyzes the design requirements presented in the plans of the design proposal in order to develop the identification of work items with their technical specifications that the builder will have to take into account. With these data a reference budget of work is determined with which the amounts and costs of the activities to be developed will be controlled and finally a structural analysis is proposed that helps to reinforce the constructive details presented in the engineering drawings and that confirm the efficiency of the construction. It is concluded that any construction process must be planned in order to save resources, times, and avoid contingencies when constructing.
