Resumen
El cantón Durán presenta un acelerado crecimiento de población urbana el
cual ha generado la perdida de hábitats naturales provocando que carezca de áreas
recreativas y verdes donde se puedan desarrollar actividades de esparcimiento, por
lo cual, una de las zonas que más espacios disponibles tiene para el desarrollo de
diferentes propuestas, es la ciudadela “Peñón del Río”, la cual cuenta con cobertura
vegetal. El objetivo de este estudio es desarrollar un Plan Parcial de gestión del uso
de suelo basado en la conservación de áreas verdes y cuerpos hídricos, que contenga
una propuesta habitacional sostenible y áreas recreativas con estrategias de diseño
urbano para la preservación ambiental. La metodología de análisis que se utilizó es
la observación en campo la cual permitió identificar diversas especies vegetales y
características urbanísticas del área de estudio, además de una zonificación del uso
de suelo para conservación de las áreas verdes, cuerpos hídricos y áreas recreativas
para el mejor aprovechamiento del espacio. Por otro lado, se realizó una encuesta a
la ciudadanía para establecer que ameritaba la implementación de zonas deportivas
y áreas de esparcimiento. Adicionalmente, se establecieron estrategias de diseño
urbanístico sostenibles para el desarrollo habitacional. Como resultado se plantea
una propuesta donde destacan la inclusión de áreas verdes en la planificación del
territorio, su interacción amigable con la población y las estrategias para un
proyecto sostenible. En conclusión, los datos obtenidos demuestran la necesidad
del sector y de la población de disponer de espacios naturales que favorezca a
mejorar las condiciones de habitabilidad
The Durán canton presents an accelerated growth of urban population which has generated the loss of natural habitats causing it to lack recreational and green areas where leisure activities can be developed; therefore, one of the areas that have more spaces available for the development of different proposals, is the citadel "Peñón del Río", which has vegetation cover. The objective of this study is to develop a Partial Land Use Management Plan based on the conservation of green areas and water bodies, containing a sustainable housing proposal and recreational areas with urban design strategies for environmental preservation. The analysis methodology that was used is field observation which allowed the identification of various plant species and urban characteristics of the study area, in addition to the zoning of the use of land for the conservation of green areas, water bodies, and recreational areas for the best use of space. On the other hand, a survey of citizens was carried out to determine the determination that merited the implementation of sports zones and recreational areas. Additionally, sustainable urban design strategies were established for housing development. As a result, a proposal is proposed where the inclusion of green areas in territorial planning, their friendly interaction with the population, and strategies for a sustainable project stand out. In conclusion, the data demonstrates the need for the sector and the population to have natural spaces that favor improving living
