Resumen
: En el capítulo I tratamos el problema, antecedentes y planteamiento del problema, los objetivos, la justificación del estudio, la hipótesis, las variables y las causas del desarrollo inmobiliario en la vía Samborondón. El capítulo II se involucra directamente con el marco Teórico, la relación que existe entre Agricultura y Desarrollo Urbanístico, una pequeña reseña histórica de la Parroquia La Puntilla en la vía Samborondón, observamos la importancia de la Agricultura en el desarrollo y crecimiento económico del Ecuador, la soberanía alimentaria, a su vez también se investiga la producción nacional y provincial de arroz en el Ecuador, en el campo de la construcción investigamos lo relacionado con el mercado inmobiliario en el Ecuador, la aportación de la construcción en el producto interno bruto , el acceso a créditos hipotecarios en el Ecuador, luego de esto nos enfocamos en el desarrollo Urbanístico en la parroquia la Puntilla con su respectiva fundamentación legal y marco conceptual. En el capítulo III de la presente tesis analizamos directamente la zona estudiada, identificamos la Situación actual de la vía a Samborondón, determinamos porque la Puntilla es la zona de más alta plusvalía en el Ecuador, hacemos una investigación descriptiva de la frontera habitacional y agrícola en el cantón Samborondón, concluyendo con la productividad arrocera del cantón Samborondón desde el 2008 al 2013.
In chapter I deal with the problem, background and problem statement, objectives, justification of the study, the hypothesis, variables and causes of real estate development in the Samborondón way. Chapter II is directly involved with the theoretical framework, the relationship between agriculture and urban development, a small historical review of the Parroquia La Puntilla in Samborondón way, we note the importance of agriculture in development and economic growth of Ecuador, food sovereignty, in turn national and provincial rice production is also investigated in Ecuador, in the field of construction investigate matters related to the real estate market in Ecuador, the contribution of the construction in the gross domestic product, access to mortgage loans in Ecuador, after this we focus on urban development in the parish Puntilla with their respective legal basis and framework. In Chapter III of this thesis directly analyze the study area, identify the current situation of Samborondon, we determined that the area is Puntilla highest appreciation in Ecuador, do a descriptive study of housing and agriculture border Canton Samborondón, concluding with the canton Samborondón rice productivity from 2008 to 2013.
