Resumen
La demanda de vivienda nueva y el mejoramiento del hábitat para los sectores de
bajos recursos de la población están entre las más esenciales necesidades por cubrir
en el desarrollo de las ciudades en América Latina. Guayaquil no es la excepción, y
la existencia de vastos sectores de asentamientos informales periféricos, como Monte
Sinaí, es muestra de ello. La respuesta a dicha problemática es compleja, y la presente
investigación la aborda considerando la vivienda parte de un sistema integral y diverso.
De esta forma, para el presente esfuerzo de reflexión de caso se desarrollan modelos
de simulación para proyectos de vivienda nueva y mejoramiento teniendo en cuenta
variables arquitectónicas y urbanas. Adicionalmente, se realizan análisis de sensibilidad
con el fin de identificar las variables que podrían tener un mayor impacto para planificar un proyecto. Se concluye con reflexiones sobre la utilización de estas herramientas
en el campo de la arquitectura, en el cual no han sido todavía suficientemente exploradas y como parte de un proceso abierto y flexible, adaptable a las actuales y futuras
necesidades de los usuarios.
The demand for new housing and the improvement of the urban environment for low-income sectors of the population are some of the most essential needs to be covered regarding the development of Latin American cities. Guayaquil is no exception, and the existence of vast sectors of peripheral informal settlements such as Monte Sinaí is proof of this. The answer to this problem is complex and the present investigation approaches it considering housing as part of an integral and complex system. Following this, for the present reflection effort of a case, conceptual simulation models are developed for new and existing housing, considering urban and architectural variables. Additionally, a sensitivity analysis is made, to identify the variables that could have a higher impact on project planning. Finally, it is concluded with reflections over the use of these tools in the architectural field, where they have not yet been sufficiently explored. Besides, as part of an open and flexible system that could be adapted to the actual and future user’s needs.
